PLACEMENT OF TENANT:

• Advertise for suitable tenant at landlord's expense. Funds must be advanced.
• Screen all calls from ads and pre-qualify tenant
• Advise landlord of progress and potential tenants
• Process application from tenant, check credit rating
and references as required
• Complete paperwork including tenancy agreement
• Provide a "detailed addendum" to the standard RTA
• Property condition report, pictures of property
• If applicable complete Strata Form K
• Collect post-dated cheques or arrange direct deposit into account
• Make arrangements for move in with building manager or owner
• Assist new tenant with connecting utilities etc.

FEES

For up to and including a one-year lease: One-half of first month's rent plus GST

For up to and including a two-year lease:
One full month's rent plus GST


Please Note: An hourly rate of $45.00 will apply for additional modifications, or renovations beyond normal repairs and maintenance. Securing quotations, hire trades persons for extensive renovations may result in additional management costs. The hourly rate would also apply for the property manager to attend arbitration hearings on behalf of the landlord/owners.
